Building projects can reach the tender stage with costs that weren't fully priced during design, not because anyone was careless, but because design and cost estimating often happen in separate firms, at different times, without a shared budget target. By the time the numbers come back, redesigning is expensive, time-consuming, and demoralizing. Vigilant's model was built specifically to prevent that outcome.
Vigilant's cost monitoring practice is embedded in the design process from the first sketch. Our cost professionals attend design meetings, review evolving drawings, and maintain a live budget position throughout design development and construction documentation. When a decision pushes the budget, we say so in the meeting, while the design is still fluid enough to respond.
At construction, we monitor contractor progress claims, review change orders, issue payment certificates, and maintain the owner's financial position through to final account. Our cost team has processed hundreds of millions of dollars in Atlantic Canadian construction.
