Vigilant's architectural practice was designed specifically to prevent that outcome.
We design buildings the way experienced builders think about them. Our architectural team includes professionals who have worked on the construction side of the industry — people who have managed sites, worked with trades, and lived with the real-world consequences of what gets drawn and specified. That knowledge doesn't sit in a separate room. It sits in every design meeting, at every stage.
Before a line is drawn on your project, our civil engineers have already evaluated the site. On a new build, that means understanding what the ground can accommodate — grading, servicing, stormwater, access. On a renovation or conversion, it means assessing what the existing conditions can support for the new use. Your building isn't designed in isolation from the land it sits on. The two conversations happen together, from the start.
Our cost professionals attend design meetings throughout the process. As your building takes shape, they track what each decision means for the budget — in real time, while the design is still fluid enough to change. Cost certainty isn't something we deliver at the end of design development. It's built into every major decision point along the way. You'll know the budget position at every major decision point, because someone in the room is tracking it while the decisions are being made.
We produce construction documents that reflect how things actually get built in Atlantic Canada. We know the contractor market, the regional suppliers, and the conditions that affect what can be specified and what can be priced reliably. That local knowledge isn't incidental. It's what makes our construction documents reliable to price and build from.
WHAT WE DO
Before we designed our first building, we spent more than a decade managing projects for owners. That experience showed us what changes when design and cost share the same room from the start. We built our architectural practice specifically to close that gap. At Vigilant, architecture and cost monitoring aren't two services that happen to be offered by the same firm. They are integrated from the first sketch, by design.
